Shop addition requires multiple zoning variances

PARMA, OH — An owner is hiring new employees and planning an addition to make room for detailing at his body shop operation.

PARMA, OH — A Touch of Class Auto Body Inc. here wants to expand its business and add a second building solely for auto detailing, Sun News reported.

The Aug. 4 story stated that the expansion was approved by the planning commission here, but now it goes to the board of zoning appeals because it would require at least four zoning variances.

The owner has already added three new workers due to the expansion. And, to make room for the new building, a vacant print shop next to the body shop would have to be torn down.

Zoning variances are needed to exceed maximum lot coverage, to build close to a property line, to provide a landscape buffer and to set the size of the parking area. Also, the city is asking the business to shield nearby residents from bright parking-lot lights.

Code requires that the business install “brickscaping” or stamped concrete along a road as well. If it does not, that would require another variance.

According to research compiled by  International Carwash Association (ICA), bay wash formats — in-bay automatics (IBA) and self-serves — consist of approximately 72% of all retail carwash locations in the U.S. That share of the pie is even higher in Europe and Australia — where IBAs and self-serve locations comprise 88% and 97% of total locations respectively, notes ICA. But, while these formats aren’t new, what’s happening in and around these bays is changing with the times.
