TONAWANDA, N.Y. — According to www.buffalonews.com, both residents and the Department of Transportation (DOT) are apprehensive about the plans for a new Delta Sonic location on Niagara Falls Blvd.
Delta Sonic’s proposed plan is to demolish four existing buildings to build a site with an automatic carwash, convenience store and six-station gas canopy on 2.3 acres of land at 2494-2520 Niagara Falls Blvd., the article continued.
If the plans move forward, this would be the third Delta Sonic location on Niagara Falls Blvd., the article noted; the other two locations are in Niagara Falls and Amherst.
James Hartz, director of planning and development for Tonawanda, stated that the DOT was concerned about the proposed traffic pattern, the article stated, and asked the developers to submit a new plan that would have traffic enter in the first driveway, as opposed to the second, from the southbound lane of Niagara Falls Blvd.
“We’ve been waiting for the developer to submit revised site plans, but we have not received those yet,” said Hartz.
The planning board has also deemed the site a “shallow lot,” or one that is close to residential properties, the article stated.
Hartz added that the developer contacted residents, and about five or six prospective neighbors voiced concerns about noise, lighting and pollution from cars, the article continued.
Hartz noted that once the planning boards receives the revised plans, it hopes to set up a meeting between the developer and nearby residents to work out potential problems, the article stated.
A Dr. Huggs Car Wash and three former residential properties-turned-office spaces currently stand on the site, the article noted.
Hartz stated that Delta Sonic will be able to buy these properties if it receives the needed approvals, but for the moment, the businesses have remained open, the article concluded.
